This comes as, by all accounts, we’re on the verge of another M&A cycle in the REIT space like that of 2005 to 2007. One that will be partially facilitated by private equity firms that are getting more active in the space. Private valuations are high right now, in terms of real estate deals. Meaning that PE firms are turning to public markets as a way to put the money to work that they’ve been raising - ultimately unlocking those discounts in public REITs.
